Loan for Purchase of Commercial Property.
We are pleased to inform you that the competent Authority has approved new product for loan for purchase of Commercial Property. Salient features of the scheme are as follows:
1) Name of the product:- Loan for purchase of Commercial Property
2) Purpose of Loan:
a) Purchase of commercial properties

b) Extension of commercial properties

c) Takeover of loan from other financial institutions only if original loan is for purchase. No Top Up facility
3) Eligible Applicant/s: Resident Indian Individuals:
• Salaried
• Self Employed
Non Individuals:
• Firm (Proprietor/ Partnership/LLP)
• Companies (Pvt. Limited/ Closely held Public Limited)
The Applicants combination will be as per scheme parameters covered under Griha Vikas.
(4) Property Types: Shops/ Showrooms, Office Premises, Banquet Halls
And Warehouse where properties are ready to move and Occupation Certificate / Completion is obtained from Statutory Authorities.
(5) Quantum of Loan: Minimum loan –Rs. 50 Lakhs
(6) Rate of Interest: Linked to LHPLRNH – Current LHPLRNH – 14.80%

Particulars Rate of interest(Floating)
Customers having CIBIL score 700 and above 10.50%
Customers having CIBIL score 600 and more but less than 700 11.00%

(In case of Company, promoter directors/s having highest score will be considered)
7-Processing Fees : 1% of loan applied + applicable taxes
8-Loan to value : 75% of agreement / sale deed value
9-IIR/MLSC : Maximum up to 90% (no discretion)
10-Repayment Team : Maximum 10 years
(Age restrictions as per Credit Appraisal SOP)
11- EMI Repayment : NACH
12- Area of Operations: Area Office headquarters. Property has to be within Corporation / Municipal Council Limits
13-Sanctioning Authority: Regional Manager up to loan of Rs. 5 Crs Cases above Rs. 5 Crs to be referred to Corporate Office for decision.
14. Security: Deposit of title documents in Original
Equitable/ Registered Mortgage (Circular on mortgage methodology issued video credit appraisal circular no. 122 dated 20th Fabruary 2015 to be referred) Demand promissory note & Money receipt Any Additional / Interim / Collateral Security (preferably in the form of residential property), to be taken if required by the sanctioning authority
In case on Non Individual Applicants:
Personal Guarantee of all Promoter Directors/ All Partners to be obtained
Registration of change in ROC (for company/ LLP)
15) Other Conditions:
• All Applicants must be Co-owners except in case of Spouse of Applicant. No income of any Applicant, who is not a Co-owner, should be added for Calculation.
• Income of Spouse of an Applicant can be considered for IIR (MLSC) Calculations even though Spouse is not Co- owner
• Joint Applications from Father / Mother with Son (s) may also be considered for calculations.
• Area office to monitor loans on quarterly basis and submit monitoring report as per attached format to Regional Office.
